La Serenissima is a private duplex apartment with its own independent street entrance — no shared access, no dependence on neighbours. The entrance is on the ground floor, where a staircase leads up to the first floor: open-plan kitchen and living room with original wooden beams, two bedrooms, and a bathroom. From there, a steel staircase climbs to the private altana — a rooftop terrace above the Venice skyline. The street outside is quiet, yet Piazza San Marco is three minutes on foot. Every room furnished with care: antiques, curated objects, original paintings — all chosen individually.

The Altana — Venice from Above

An altana is a traditional Venetian wooden rooftop platform — a private outdoor room perched above the city. Ours is fully furnished with a sofa, terracotta planters, and a palmetto palm. Surrender to morning coffee with Venice stretching out below. A spritz at golden hour. Quiet and stars after dinner. Private outdoor space of this kind is genuinely exceptional in Venice — you will not find it in most apartments at any price.

The Design & Interiors

The apartment has been furnished with real attention: original artworks on the walls, layered rugs and textiles, carefully chosen antiques and objects throughout. These are not generic holiday-rental pieces — they were chosen individually and give the apartment a warmth and character that photographs struggle to capture fully.

The Two Levels

Ground floor: Your own entrance from the street — independent, quiet, no shared hallways. A brick entrance hall with antique mirror opens into the staircase leading up.

First floor: Open-plan kitchen and living room with original wooden beams and skylight. Fully equipped for cooking — hob, oven, dishwasher, Nespresso with capsules. The living area has a velvet sofa and a dining table; the kind of curated objects — ceramics, lamps, artwork — that make a space feel genuinely lived-in. Two bedrooms and a bathroom are on this level. The master bedroom has quality linen and blackout shutters. The second bedroom works as a twin or double — suited to children or a second couple.

Rooftop: A steel staircase from the first floor leads directly to the private altana. Furnished with a sofa, terracotta planters, and a palmetto palm. The rooftop is entirely private — no overlooking neighbours, no shared access.

The Neighbourhood

The apartment itself sits on an elevated street, safe from the acqua alta flooding that affects lower-lying parts of Venice. Two minutes from the San Zaccaria vaporetto stop — with direct Alilaguna connections from Marco Polo Airport, Piazzale Roma, and Santa Lucia train station. Surrounded by authentic bacari, neighbourhood trattorias, and the quieter streets that Venetians actually live in.

Good to Know

Self check-in via smart lock — code sent before arrival. The entrance is on the ground floor from the street; a staircase leads to the first floor with the kitchen, living room, two bedrooms and bathroom; a steel staircase then leads to the private roof terrace. No lift. Luggage assistance on arrival can be arranged — just ask. Tourist tax is paid in cash on arrival and is not included in the booking price.

On certain busy days Venice charges a Day Visitor Contribution fee for entry. As an overnight guest staying with us, you are exempt — we can help you obtain the waiver QR code if needed, just ask us in advance.

For private water taxis from the airport or station, we can share trusted contacts — you book and negotiate directly with them.
