1. Who we are

The apartments La Serenissima and Dimora San Lorenzo in Venice and Villa Albarella on Isola Albarella are offered by:

2. Booking

Direct bookings are made through our booking page (Kross Booking). A booking is confirmed once you receive our confirmation email after full payment. The terms you accept on the booking page at the time of booking form our agreement; this page summarises them. If the two ever differ, the terms you accepted when booking apply.

Please check your booking details carefully and tell us straight away if anything is wrong.

3. Prices and payment

The full price is payable when you book. Prices shown on this website are "from" prices per night and depend on dates, length of stay and number of guests; the price shown on the booking page applies. The municipal tourist tax is not included and is paid separately according to local rules. Optional extras such as the wellness package at Dimora San Lorenzo or the golf cart at Villa Albarella are charged separately.

4. Cancellation

Changes to a confirmed booking (dates, length of stay) are not possible; please contact us and we will try to help where we can. Because the booking is for accommodation on specific dates, the 14-day withdrawal right for online purchases does not apply (Art. 16(l) of Directive 2011/83/EU; Art. 59(1)(n) of the Italian Consumer Code).

We recommend travel insurance.

5. Your stay

Check-in is from 15:00 and check-out by 10:00. Flexible check-in and check-out are possible subject to availability; please ask in advance. All guests must show a valid identity document at check-in, as required by Italian law. The maximum number of guests shown for each property may not be exceeded. Pets are welcome where stated; please tell us the breed and size when booking. Please respect the house rules, the neighbours and quiet hours. Smoking is not allowed indoors.

Guests are responsible for damage they cause to the property beyond normal wear and tear.

6. Cancellation by us

If we have to cancel because of circumstances beyond our control (for example natural events, official orders or serious damage to the property), we will refund the amounts paid for the cancelled nights or offer an alternative agreed with you.

7. Liability

We take great care to describe the properties accurately. We are not responsible for losses caused by events beyond our control, such as acqua alta, strikes or public works. Please keep your valuables safe. Nothing in these terms limits any rights you have under mandatory consumer protection law.

8. This website

The texts and photos on this website belong to VenetoGems and may not be reused without permission. We keep the information up to date, but walking times and distances are approximate.

9. Applicable law

These terms are governed by Italian law. If you are a consumer, you also keep the protection of the mandatory laws of your country of residence, and you can bring a claim in the courts of your country of residence.
